The YES EPC Survey To carry out the Energy Performance Certificate (EPC) survey the Domestic Energy Assessor (DEA) will need access to all external areas of the property. He or she will also need to look in every room of the house or flat to determine the level of heating and insulation present. The DEA will also need to look at the boiler, if you have one, to determine the make and model. This information is used to calculate the boilers efficiency. It would be useful to have to hand any information or manuals provided when the boiler was installed. Outside, the DEA will look for signs of cavity wall insulation. If your property has been rendered after CWI installation it will be difficult to see the insertion points but it will still be counted if there is documentation available to prove to the DEA that it was carried out. Information regarding building extensions, room-in-roof conversions, and double glazing age is also useful if you have it. The DEA is only allowed to record what he or she sees during the visit or what is proved by documentation. If you have a part of your property that is only accessible from a neighbouring property it may be useful to gain permission for the DEA to enter that property in advance of his or her visit. He will need access to inspect and measure up. Another area the DEA will look at is the presence of low energy lamps. This only applies to the main lights in each room and not table lamps etc. The percentage of LELs will be recorded for the EPC. The time taken for an EPC assessment varies but is in the region of 30 - 60 minutes, depending on size and complexity of the building.
