Your Energy Survey

Your Energy Survey (YES) was originally formed in 2000 to provide property owners with an independent source of advice about home energy conservation, including those considering commissioning an EPC (Energy Performance Certificate) prior to selling their property. Since then we have gone on to build a network of qualified and accredited Domestic Energy Assessors (DEAs) throughout England and Wales.

From 1st August 2007 properties with 4 or more bedrooms offered for sale had to have an Energy Performance Certificate prepared in advance of any advertising or promotion of the property, this eventually being made law for all properties within a few months. This was part of the HIP (Home Information Pack) legislation that was retained following the postponement of the full HCR (Home Condition Report). The full HCR is not currently compulsory as was first intended by Government, but is still available on a voluntary basis for home sellers wishing to use it as a sales aid.

Currently the average cost to the home owner of a full HIP is in the region of Ł300-450. A standalone EPC costs in the region of Ł70-100. Although this cost has dropped substantially since the HIP commencement date in 2007 it is not expected to fall much further. However if you are selling your property this cost is not the only one associated with your homes energy efficiency. If the rating of the property is found to be low due to poor energy efficiency and insulation, as the home owner you then have a decision to make;

The house can be put on the market as it stands, with the possibility of buyers negotiating a lower price based on the poor energy efficiency rating.
The asking price can be set lower than the price for similar but more energy efficient properties to take into account the inferior energy efficiency rating.
The homeowner can pay to insulate the property to the optimum level before putting it on the market, making it more attractive to buyers than less energy efficient homes.

YES can help you save time and money by carrying out a very low cost (or even free*) independent survey prior to the more expensive compulsory survey. If extra insulation is required to bring your home up to the optimum we can usually arrange grants towards the cost, sometimes for 100%, thus ensuring your property gets the highest EPC rating possible for it's type and condition.

Following your insulation upgrade we can then advise you on the best route to arranging a HIP or EPC with a fully qualified Domestic Energy Assessor.

The surveyor suggested will be an associate of YES and and his or her previous work will have been fully checked and audited for accuracy.

* In most cases the survey fee will be waived if insulation is advised and the property owner subsequently agrees that YES will arrange the installation.
